I had the pleasure of working with two investors who flipped this charming 1,404 square foot house. The house is located on 236 Armstrong Road in Geneva and has a great view of Seneca Lake. Act Two was asked to stage the house complete with furnishings, artwork and accessories from our inventory.
Having been completely remodeled, the house offers, hardwood and tile floors on the first floor, all new stainless appliances, chef’s island and granite counter tops, new carpet in the 3 spacious bedrooms and 1 1/2 up to date baths. There is a large front porch and back deck, mature trees, raised flowerbeds, and paver walkways. It has so much to offer yet it had no emotional appeal and some of the rooms appeared very small. Staging transformed this house into a home!
Photo Above: Welcome to the foyer where there is room enough to drop your mail and keys on your way in and take a final peak in the mirror before you leave.
Photo Above: What would fit in this bland little corner of the living room? There is lots of room for a sizable console table and a reading area with plenty of room for a large scale chair, floor lamp and side table. The area rug, artwork and tabletop accessories add warmth and color.
Photo Above: While the chandelier in the photo tells you that this vacant room is probably a dining area, the intended use of the room beyond it cannot be identified. The photo of the staged room captures the open floor plan between the dining and living area. It also shows the potential buyer that this part of the living room is large enough to have a full size sofa and a love seat and that the room is spacious enough to float a piece of furniture.
Photo Above: Who would have guessed that this dining area is large enough to include a buffet and still have room to spare?
Photo Above: In the after photo it is clear that the island is also an eat at counter. What a perfect place to have breakfast or snacks. The accessories and artwork add some much needed color to the space.
Photo Above: The furnished photo answers that all important question. Yes, there is enough room for a queen or king bed.
Photo Above: What are those odd recessed spaces and what will we use them for? Wow, what a great child’s bedroom with unique built in play areas!
