The two biggest misconceptions about staging are that it’s expensive and that it’s only for high-end homes. In a lot of cases, much of what the seller already has can be used to stage their home. During my consultations I provide instructions for homeowners on how to do the staging on their own, providing they have the time and physical capacity. The same basic principles apply to all homes on the market. It needs to be clean, well maintained with neutral décor, absent of clutter, and depersonalized. This project is a great example of a low cost staging solution, using what you have and how applying those basic principles makes a big difference.
Here’s what the homeowner had to say:
“Leona’s design talents are clear from the start. While this was invaluable for staging our home, we also were given lessons and recommendations that we can take with us to our new home. Because Leona worked with our furnishings, she was able to teach me about their placement and I will be able to implement that long term, making her consultation even more valuable. With built-ins aplenty in our home, I decided to have Leona come back, just before listing, to arrange those professionally. The results that she achieved can be transferred right to the cabinetry in my new home. The foyer staging of artwork and a bench, I loved, more family-friendly than the traditional accent table and mirror. I will be able to re-create that in my new entryway. The few items that Leona recommended purchasing, she encouraged me to choose selections that would work here and in our new home, and she assisted me in those via email.
We had many ways to reinforce our own views as the result of Leona’s work. When our realtor came for another walk through, after the staging, he was so impressed by how our home looked even more attractive. After this visit, he recommended a higher asking price than he had originally suggested! Feedback from buyers and visiting realtors also was so positive. So positive, that our home sold in 48 hours!” – Tricia Connors
