Four Reasons to Stage a Vacant Home
1. It is hard to judge the size of empty rooms
Without furniture as a frame of reference, it is hard to tell what will fit in a room. Is there enough space for a king size bed? Will the kitchen comfortably seat six people? Demonstrating a room furniture layout is also important, especially if a room is small or has little wall space due to doors, windows and other architectural details. Contrary to popular belief, empty rooms appear smaller than they really are.
2. The intended function of a room is not always obvious
Is it a family room, an office, or a formal living room? This is especially important when buyers are viewing photos online and cannot see the proximity of the room within the house. Demonstrating the use of a room helps the buyer understand its value.
3. Empty rooms draw attention to flaws
Furnished and accessorized rooms minimize the appearance of imperfections. A superficial crack in a wall may never show when a home is furnished but the eye will go directly to it an empty room. Every home has its shortcomings and drawbacks but once a home is furnished, they naturally go unnoticed. (Please note, by law all defects must be disclosed to buyers.)
4. Empty houses lack emotional appeal
Vacant homes do not appeal to the emotions. It’s hard to create a mood or portray a lifestyle when a home is vacant. Buyers need to envision themselves living in the space and an empty house makes that hard to do.
