The age, condition and color of flooring are important factors to consider when deciding if replacement is necessary in order to sell your home quickly and for top dollar. Many sellers take the position that buyers will want to make their own carpet selection so they would rather offer a concession. The problem is that worn, dated or taste specific colors can all be big turn offs when buyers are viewing photos online and deciding if they would like to see your home. Even if you get past that obstacle, buyers will come up with their own estimate of replacement costs (no doubt higher than what you would actually pay to replace it) and reduce their offer accordingly.
It’s important to keep the flooring similar in both material and color from room to room, especially if you have an open floor plan. It is part of what gives the home flow from one room to the next. A home will look smaller and the areas will seem chopped up when there is a sudden change in flooring from hardwood to carpet or from dark to light.
I often find that beneath that torn and tattered carpet there are beautiful hardwood floors. If the floors are in good condition, your money is better spent on refinishing the floor rather than replacing the carpet. Hardwood floors sell homes!
Keeping carpet colors neutral is very important. Buyers don’t want the expense of buying new furniture and accessories to coordinate with the carpeting. Colors that are considered dated (like the avocado green) or taste specific (like the red) hinder a sale.
