For a recent staging job, I was asked to use as much of the homeowner’s furniture and accessories as possible in an effort to keep costs to a minimum. With permission to put some furniture in storage, to move pieces from room to room and to search in cabinets, cupboards and closets for accessories, the end result was great.

Home Office
Centering the desk on the windows calls attention to this focal point in the room. The large, unattractive file cabinets were taking up a lot of floor space. Now they are tucked into the recessed area and look built-in. Removing the large book case opened up the room even further and eliminated all of the personal photos.
Dining Room
Simple changes in the dining room had a big impact. The dated shiny brass fireplace doors were painted black. The numerous accessories on the fireplace mantle and hearth were replaced with one simple painting. The chairs were repositioned to balance the room and make the eating area look more spacious. The cabinet shelves were artfully arranged to draw attention to the beautiful sky lit area of the room.
Living Room
One piece of the oversized cabinet was removed making the room look larger and calling more attention to the side window. For a less cluttered look, the cabinets were arranged with a few larger items instead of many small ones. The furniture and area rug were swapped out from other rooms to give this room more of a formal look. The furniture was repositioned away from the walls creating a cozier arrangement and placing the windows in full view.
Master Bathroom
Upon recommendation, the excellent do-it-your-self homeowner replaced the cabinets, sink and countertops in the master bathroom vanity. With the clutter removed and fluffy white towels and artwork added, this area went from an eyesore to a beautiful feature.
Master Bedroom
This portion of the master bedroom contained exercise equipment that was relocated to the finished basement. The wicker table and chairs along with another repurposed wicker piece were used to create an inviting area to enjoy your morning coffee.
Really really nice staging—-you truly showcased the wood and windows/views with imagination—–the dining table still kind of hid the fireplace but painting the brass black really showcased the fireplace. Replacing the table would have been costly—–if it was not an expensive piece, was it worth painting? Same with master bath mirrors and cabinets? Maybe chalk paint? In any event, you really made this house very desirable and inviting—-nice job!
